Realty Group, operated by Diego Cortes, Licensed Texas Real Estate Sales Agent ("we," "us," or "our"), collects, uses, and protects information you provide when you visit cortesandcorealestate.com (the "Site"). By using the Site, you agree to the practices described in this policy.

Cortes & Co. Realty Group is a Texas real estate sales agent (Diego Cortes) operating under the sponsoring broker DFW Elite Living, LLC, a licensed Texas real estate brokerage, serving buyers, sellers, and investors throughout the Dallas–Fort Worth Metroplex.

Information We Collect

We collect information in two ways: information you give us directly, and information collected automatically when you use the Site.

Information You Provide Directly:

  • Contact Form: Name, email address, and phone number when you submit an inquiry.
  • Home Valuation Request: Property address, name, email, and phone number when you request a free Comparative Market Analysis (CMA).
  • Newsletter / Marketing Sign-Up: Name and email address if you opt in to receive market updates or communications from us.

Information Collected Automatically:

  • IP address and approximate location
  • Browser type and device information
  • Pages visited, time on site, and referring URLs
  • Interactions with forms, buttons, and links

This automatic data is collected through cookies and third-party analytics tools described in Section 5 below.

How We Use Your Information

We use the information we collect to:

  • Respond to your inquiries and schedule consultations
  • Prepare and deliver home valuations and Comparative Market Analyses (CMAs)
  • Send you real estate market updates, listings, and educational content (only if you have opted in)
  • Improve the Site's content, design, and functionality
  • Comply with Texas Real Estate Commission (TREC) regulations and applicable law
  • Maintain transaction records as required by Texas law (brokers must retain records for a minimum of four years under TREC rules)
  • Prevent fraud and protect the security of the Site
We do not sell your personal information. We will never sell, rent, or trade your name, contact details, or property information to third-party marketers or data brokers.

Third-Party Services & Data Sharing

To operate our business and the Site, we work with the following third-party service providers who may receive or process your information on our behalf:

  • Follow Up Boss: Our customer relationship management (CRM) platform. Lead data (name, email, phone, property interest) you submit through the Site is stored and managed in Follow Up Boss. Their privacy policy is available at followupboss.com/privacy.
  • Google Analytics: We use Google Analytics to understand how visitors use the Site. Google may collect browsing data through cookies. You can opt out via Google's opt-out tool. Google's privacy policy is at policies.google.com/privacy.
  • Meta (Facebook) Pixel: We use the Meta Pixel to measure the effectiveness of our advertising and to show relevant ads on Facebook and Instagram. Meta may collect data about your visit. You can manage your ad preferences at facebook.com/adpreferences. Meta's privacy policy is at facebook.com/privacy/policy.
  • Zillow: The Site links to property listings on Zillow. Any information you provide directly to Zillow is governed by Zillow's privacy policy.

We may also disclose your information if required by law, court order, or TREC regulatory obligation, or to protect the rights and safety of our clients or the public.

Cookies & Tracking Technologies

The Site uses cookies, small text files placed on your device, and similar tracking technologies including pixels and web beacons. We use these for:

  • Analytics: Understanding traffic patterns and user behavior (Google Analytics)
  • Advertising: Measuring ad performance and enabling retargeted advertising (Meta Pixel)
  • Functionality: Remembering your preferences and form inputs

Data Retention

We retain your personal information for as long as necessary to fulfill the purposes for which it was collected, including any legal, regulatory, or business requirements.

Under TREC rules (22 TAC §535.2), Texas brokers are required to maintain transaction and client communication records for a minimum of four (4) years. Accordingly, information related to real estate transactions or inquiries may be retained for at least that period.

Marketing opt-in data is retained until you unsubscribe or request deletion.

Your Rights & Choices

You have the following rights regarding your personal information:

  • Access & Correction: You may request a copy of the personal information we hold about you and ask us to correct any inaccuracies.
  • Deletion: You may request that we delete your personal information, subject to our legal retention obligations under TREC rules.
  • Opt-Out of Marketing: You may unsubscribe from marketing emails at any time by clicking the "unsubscribe" link in any email we send, or by contacting us directly. Opting out of marketing does not affect communications related to an active transaction.
  • Do Not Track: The Site does not currently respond to browser "Do Not Track" signals, but you may use the opt-out tools listed in Section 4 and Section 5.

To exercise any of these rights, please contact us using the information in Section 12.

Children's Privacy

The Site is intended for adults and is not directed at children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected such information, please contact us immediately and we will promptly delete it.

We take reasonable technical and organizational measures to protect your personal information from unauthorized access, loss, misuse, or disclosure. However, no method of internet transmission or electronic storage is 100% secure. We cannot guarantee absolute security, and you provide your information at your own risk.

In the event of a data breach that affects your rights and freedoms, we will notify affected individuals as required by applicable law.

SMS Terms & Conditions

  1. We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
  2. You can cancel the SMS service at any time by texting "STOP". We will confirm your unsubscription via SMS. After that, you will no longer receive SMS messages from us. To re-subscribe, sign up again as you did originally.
  3. For help with the messaging program, reply "HELP" or contact us directly at dcortesrealty@gmail.com.
  4. Carriers are not liable for delayed or undelivered messages.
